All tuners, we want to take up a collection to help RedVEVO pay his bills in these trying times . He needs rent money and medications. Anybody willing to help pm him and tell him where he could collect. I don't know if he has diesel money for the Isuzu so if you can drop it for him it will be appreciated.

This is where first and last month's rent comes in for last month not being paid and eviction.

Anyone who doesn't have this or a binding agreement then you have more problems.

WE ARE NOT IN NORMAL CIRCUMSTANCES

Landlords already have a security deposit .

THEY HAVE YOUR CASH . YOUR MONEY.

So they can rank and put gas into the BMW AND BENZ

Dumbass , you don't know that security deposit canot be applied towards rent ? By law.

If he can't pay my cow penn rent then I will kick him out and take him to court for non payment of rents.

Good one. In some cases your don't want to approach the tenant because he/she pose a physical threat. In that case, make a copy of the signed notice and send the original via TT-Post with a tracking number. If the situation escalates legally, you have proof.

Planning to kick out one at the end of this month. Notice delivered and in discussions with a bailiff. He was notified verbally at the end of February so he have enough time to look for a place. A written notice was delivered at the end of last month (March) with the deadline.

I know he's coming with redhen excuses.

Tenants:

ALL BAILIFFS have a clause in their contract that indemnifies HIM .. The bailiff .

HIM not the LANDLORD .. So no matter what happens you can sue the LANDLORD .

He ( Bailiff & Landlord ) will need to have a police officer present before physical eviction .

NO POLICE will be present since they will understand the circumstances .

This is a CIVIL matter . Not a criminal matter .

DO NOT RESORT TO PHYSICALLY VIOLENCE .

The LAW is on the side of the TENANT .

I actually want him to do that so I can make money off him. :lol:

btw... what redhen fail to mention is that once the landlord follow the notice to quit process, the landlord can levy on the tenants belongings for recovery... so let the tenant play he/she don't want to pay the rent.

Many landlords don't follow the notice to quit process hence why the tenant can turn around and sue.

I just raise the rents to kick tennants out of wait till their lease is up and then tell them I want back the property back.

The Law ( or Judge ) will know that these are not normal circumstances .

In practice, the Judge will side with the Tenant .

Lol a landlord in aranguez kick out all the tenants and tell them she cant afford to pay the commercial utilities if she not getting rent. 1 week for everyone 2 leave.
In front by me the tenants say dey eh paying rent cuz it eh make sense they open. (Food place) while the utility bill just from their freezers and chillers is 1500 a cycle
